Houses

Property · Last updated March 10, 2026

Overview

Houses are properties that players can own, customize, and use for storage. Each player starts with 5 house slots. Premium level 5 grants 2 extra slots, and premium level 7 grants another 2, for a maximum base of 9 slots (plus any bonus slots from house_slots). Houses and apartments share the same slot pool.

Houses can be claimed at valid locations using /claimhouse (requires a Senior Admin online to approve), or purchased from other players using /buyhouse.

Buying a House

To buy a house that is listed for sale, stand at the house icon and use /buyhouse. The purchase price is deducted from your savings account.

DetailValue
Payment methodSavings account
Tax on seller5% of sale price
Price displayShown on the house label in millions (e.g. "$5,000,000")

The seller receives the full sale price into their savings, then pays 5% sales tax from their hand money. This applies whether the seller is online or offline.

When a house is sold, all duplicate keys are reset and the house log is cleared.

Claiming a House

If you have house claims available, you can use /claimhouse <interior id> while standing at a valid location. A Senior Admin or higher must be online to review and approve your claim.

Certain locations are blacklisted and cannot be claimed. You also cannot claim near run locations or where a house already exists.

Garage System

Houses can have a garage with a separate entrance. The garage has its own lock status, controlled with /gopen and /gclose. Vehicles stored in the house virtual world are accessible through the garage.

DetailValue
Garage lock commands/gopen, /gclose
Garage interiorConfigurable via /house settings

The garage entrance is marked with a label showing the house ID and /enter to go inside. You must be the house owner, have a duplicate key with garage permission, or be a lead admin to open or close the garage.

If a house is deleted, all vehicles in its garage are relocated.

Locker (Houselocker)

Every house has a locker for storing money, materials, and items. Use /houselocker (or /hl) while inside the house to access it. The locker can be locked or unlocked by the owner or anyone with the houselocker duplicate key permission.

Locker Commands

  • /houselocker - Opens the locker inventory view
  • /houselocker store <amount> <item> - Store items, materials, or money
  • /houselocker take <amount> <item> - Withdraw items, materials, or money
  • /houselocker lock - Lock the locker
  • /houselocker unlock - Unlock the locker
  • /houselocker upgrade - View and purchase storage upgrades
You need to have played at least 3 hours to use /houselocker if you are level 1.

Money Storage Capacity

The money storage capacity depends on the locker's money storage level. Maximum level is 5.

LevelCapacityUpgrade Cost
1 (default)$200,000,000-
2$280,000,000$10,000,000
3$440,000,000$15,000,000
4$760,000,000$20,000,000
5$1,400,000,000$25,000,000

Material Storage Capacity

The material storage capacity depends on the locker's material storage level. Maximum level is 6.

LevelCapacityUpgrade Cost
1 (default)2,000,000-
22,800,000$10,000,000
34,400,000$15,000,000
47,600,000$20,000,000
514,000,000$25,000,000
626,800,000$30,000,000
Upgrade costs scale with your current level. Investing in upgrades is more cost-effective than buying additional houses for storage.

Alarm System

Houses can be equipped with an alarm to deter robberies. Higher alarm levels provide greater protection. The alarm is configured through /house settings.

LevelDescriptionRangeSMS to OwnerSMS to PolicePrice
0No Alarm-NoNoFree
1Alarm100mNoNo$300,000
2Alarm200mNoNo$500,000
3SMS + Alarm200mYesNo$2,000,000
4SMS + Police + Alarm200mYesYes$5,200,000

When a robbery triggers the alarm:

  • Level 1: Nearby players within 100 meters see an alarm message.
  • Level 2: Nearby players within 200 meters see an alarm message.
  • Level 3: Same as level 2, plus the owner and all duplicate key holders receive an SMS notification.
  • Level 4: Same as level 3, plus all on-duty law enforcement officers receive an SMS alert with the house ID.

Interior Customization

House interiors can be changed through /house settings. Each interior has an ID and a price. Some interiors are marked as "custom" (star rating 99), which allows you to purchase additional furniture using the /furniture command.

The /furniture command has the following sub-commands:

  • /furniture add - Browse and buy furniture from categories
  • /furniture list - List all placed furniture
  • /furniture labels - Toggle furniture ID labels
  • /furniture move - Move a placed furniture piece
  • /furniture select - Select a furniture piece to edit
  • /furniture remove - Remove a placed furniture piece
You can only add furniture to interiors that support it (custom interiors). Regular interiors do not allow furniture placement.

Armouring System

Houses can have an armouring system installed through /house settings. This provides additional protection for the property.

Rental System

House owners can set a rent price to allow other players to rent a room. Tenants who rent a room will spawn at the house by default.

DetailValue
Set rent price/house settings > Rent price
Rent a room/rentroom while standing at the house
Stop renting/unrent
Rent disabled value666 (internal, shows as "Unavailable")
  • The rent price is paid from hand money when a tenant uses /rentroom.
  • The rent payment goes directly into the house locker (till).
  • Rent is charged hourly.
  • If you are not near a house, /rentroom will set a checkpoint to the nearest house with rent available.
You cannot rent a room if you were shot in the last 60 seconds. You also cannot rent both a house and an apartment at the same time.

Tenant Management

Owners can manage tenants through /house settings > Tenants. Owners can evict tenants or allow tenants to control gates via the "Tenants may control gate" setting.

Duplicate Keys

House owners can create up to 30 duplicate keys and give them to other players. Each key can have individual permissions toggled on or off.

PermissionDescription
Open/close houseLock and unlock the front door
Open/close garageLock and unlock the garage
Change rent priceModify the rental price
Evict tenantsRemove tenants from the house
Open/close houselockerLock and unlock the locker
Modify furnitureAdd, move, or remove furniture

Duplicate keys are managed through /house settings > Manage duplicate keys. From there you can create new keys, view existing keys, toggle permissions, or destroy keys.

You can view all houses where you hold a duplicate key from the /myhouses menu.

Demolishing a House

Owners can permanently demolish their house through /house demolish or via /house settings > Demolish house. This action is irreversible.

DetailValue
Interior refund50% of the interior price
RemovesAll inventory, locker contents, money, materials, furniture, gates, and teleports
Demolishing a house is permanent. You will lose everything stored in the house. The only refund is 50% of the interior price. A house that is currently for sale cannot be demolished -- remove it from sale first.

Factionizing a House

House owners who belong to a faction can assign their house to that faction through /house settings > Factionize. Faction-owned houses display the faction abbreviation instead of the owner name. Faction members with appropriate rank or authority can manage the house as if they were the owner.

Robbery

See Robberies for details on house robbery mechanics.
